Search

Find a Realtor®
  1. Meet up and discuss what you’re looking for in a Realtor®
  2. Attend a Buying Plan meeting to talk through your house criteria and our buying plan
  3. Start the online search
  4. Sign the Buyer Representation Agreement

 

Finances

Sort out finances
  1. Select a lender and begin the loan approval process
  2. Fill out loan application, submit loan docs, and obtain a loan approval letter
  3. Talk with your Lender about all of the important loan numbers (interest rate, down payment, closing costs)

Locate

Find your home
  1. Browse and narrow down online listings
  2. Schedule in-person showings
  3. Choose a home that best fits your criteria for price, quality, and location

Negotiate

Offer and Negotiations
  1. Review the terms associated with submitting a strong offer to the Seller
  2. Sign the contract and submit the offer to the Seller
  3. Negotiate the terms of the offer so that both the Buyer and Seller agree
  4. Sign the finalized contract

Transaction

Start the transaction timeline
  1. Send the Option and Earnest fees to the Title company by day 3 of the contract
  2. Schedule the general inspection asap
  3. Schedule any follow up specialty inspections
  4. Negotiate any concessions before the end of the Option Period

Closing

Prepare for closing
  1. Your Lender orders the appraisal after you move through the Option Period
  2. Choose your Home Insurance provider and Home Warranty package
  3. Your Lender sends your file to their Underwriter and Closer to finalize your loan file
  4. Title sends over their Title Commitment and all of the necessary documents to prepare your file for closing

Congratulations!

Close on an amazing home
  1. 3 days prior to closing, your Lender sends over the final amount you need to bring to closing
  2. We schedule a final walkthrough to inspect the property the day before closing
  3. The day of closing you sign all of the closing documents at the Title company
  4. The Title company says the file has Funded and you officially own an amazing home! Congrats!

  1. After you close, we’re still here for you!
  2. We have a long list of qualified vendors, whenever you’re in need of a great recommendation
  3. On your purchase anniversary, we send you an Annual Review which highlights the updated value of your home
  4. We send out regular reminders to protest your property taxes and to switch over your homestead exemption
  5. And if you have any questions about Buying, Selling, or Leasing in the future, then we would absolutely love to help with that too!
