Search

Find a Realtor®
  1. Meet up with us and discuss what you’re looking for in a Realtor
  2. We process through the market value of your home based on comparable properties and decide on the list price and marketing strategy
  3. Sign the Exclusive Right to List Agreement with us
  4. I meet at your house for a listing prep walkthrough to decide what needs to be taken care of prior to listing

Prepare

Prepare your home
  1. Address the items mentioned from our listing prep walkthrough
  2. Declutter, take photos, deep clean, and get your home ready for showings
  3. Collect all of the documents and disclosures needed to list your home
  4. Schedule a pre-listing inspection

List

Hit the market
  1. Once you hit the market, we see how the market responds to how the home is priced, presented, and marketed
  2. Maintain the home for showings by keeping the home clean and tidy and the lawn mowed
  3. Be prepared to accept an offer if Buyers respond well to the pricing strategy

Negotiate

Offer and negotiations
  1. Review the terms associated with the Buyer’s offer
  2. Negotiate the terms of the offer so that both you and Buyer agree
  3. Sign the finalized contract

Transaction

Start the transaction timeline
  1. The Buyer sends the Option and Earnest fees to the Title company by day 3 of the contract
  2. The Buyer schedules the general inspection and any follow up specialty inspections
  3. Negotiate any concessions before the end of the Option Period

Closing

Prepare for closing
  1. The Buyer’s Lender orders the appraisal (no appraisal needed for an all cash offer)
  2. The Buyer’s Lender sends the loan file to the Underwriter and Closer for final review
  3. Title sends over all of the necessary documents and prepares your file for closing

Congratulations!

Close on your home
  1. 3 days prior to closing Title sends over a preliminary statement for what you will net on the sale of your home
  2. The Buyer schedules a final walkthrough to inspect the property the day before closing
  3. The day of closing you sign all of the documents at the Title company
  4. The Title company says the file has Funded and you have officially sold your home and received the funds in your bank account! CONGRATULATIONS!
